Uncover commercial solar leads
hiding in plain sight.

SunScan surfaces hard-to-find, well-qualified commercial rooftops — owner contact, tariff schedule, and a sized NEM 3.0 system. You write the proposal. We'll even pre-build it in OpenSolar.

The problem

Residential got squeezed. Commercial is where the margin went.

NEM 3.0 gutted residential export rates from retail (~$0.30/kWh) to avoided cost (~$0.06). Payback periods blew out past 10 years. But on the commercial side, the math is still there — demand charge offset, SGIP rebates, 30–50% federal ITC with domestic content + energy community adders. You just can't find the roofs.

Driving around looking for warehouses
Hours of windshield time to find ten candidates.
County records give you LLC shells
"123 Holdings LLC" doesn't answer the phone.
Cold calling with no context
No roof photo, no size estimate, no rate tariff.
Buying lead lists from brokers
$50+ per stale, duplicated, residential-tier lead.
How SunScan works

Three steps. Zero windshield time.

STEP 01
Scan

Our SunScan Mapping AI sweeps your territory from above — every commercial roof > 25,000 sqft gets scored on orientation, shading, tilt, and available capacity. Warehouses that pencil out float to the top.

STEP 02
Enrich

SunScan Signal pierces LLC shells and resolves the real human who signs. Each lead ships with owner name, title, direct phone, and direct email, with a confidence score so you know who to call first.

STEP 03
Close

Our NEM-3 Engine sizes the system for self-consumption, stacks ITC adders, layers SGIP rebates, and projects 25-year savings. Proposals auto-populate in your design tool. You send and sign.

What's in every lead

Everything a rep needs to walk into a meeting cold.

No more scraping LoopNet, guessing the rate tariff, or pulling roof dimensions from Street View. It's all on one page, with a confidence score so you know which ones to call first.

FAQ

Questions installers actually ask.

Where do the roof sizes come from?

Our SunScan Mapping AI combines satellite imagery with a proprietary load-matching sizer that maxes on-site consumption — the NEM 3.0 strategy — rather than max panel count. You can override and size to the roof when a customer wants the biggest possible system.

How do you find the owners?

SunScan Signal is our multi-layer entity-resolution pipeline — it cuts through LLC shells, trust structures, and property-management holdings to surface the actual decision-maker with their direct line. Every lead carries a confidence score so your reps know which to call first.

Is this CAN-SPAM / TCPA compliant?

We do the enrichment. How you reach out is your call — but we bundle a CAN-SPAM footer template, one-click suppression list, and we never auto-dial cell phones. TCPA liability stays with your outreach, not ours.

Can I pick my territory?

Yes. Starter is one ZIP or industrial zone; Growth covers three; Scale is all of SoCal. Currently live in the Inland Empire — LA, Orange County, and San Diego are rolling out through Q3 2026.

What if I already use Aurora or OpenSolar?

Perfect. Growth auto-creates OpenSolar projects with site coordinates, utility, rate schedule, and notes pre-filled. Scale does the same for Aurora Partner API. Your rep opens the project and starts designing — no data re-entry.

How is this different from buying a list?

Lists are stale, scraped, and generally resold to your competitors. SunScan is fresh weekly, qualified on roof geometry not just parcel size, NEM-regime-aware, and exclusive within your territory while you're a customer.

Who's behind SunScan?

A team of commercial solar operators who got tired of grinding through parcel records and cold LoopNet sheets. We built SunScan for ourselves, closed enough deals with it that friends in the industry asked to use it, and decided to open the door.
